Vancouver's housing landscape is on the brink of significant transformations, spurred by the introduction of Bill 47 by the BC Government. Passed in Nov 2023 and mandated in June 2024 this Bill requires that all BC municipalities rework their city planning to find ways to house more people on less land. This is a key initiative as governments deal with the ongoing housing crisis here and worldwide.

Bill 47 allows for a duplex, triplex or a quadplex on single family lots that are located near transportation corridors. The goal is to increase density in neighborhoods traditionally dominated by single family homes. As we navigate this evolving landscape, the role of thoughtful, innovative design becomes critical.

Embrace Density and Design

The shift towards multiplex housing presents a unique opportunity for homeowners and designers. At HIUS, we see this as a chance to redefine urban living in Vancouver. The challenge lies in balancing increased density with the need to maintain the character and livability of our neighborhoods. This is why intelligent design solutions are important.

Multiplexes, when thoughtfully designed, can enhance the urban fabric by offering diverse housing options while respecting the existing community’s quality of life. The new buildings must blend seamlessly with the style of surrounding landscape, ensuring that neighborhood character is preserved even as its capacity grows.

Designing for Livability

As a design firm, our focus is on shaping environments where people can thrive. These new housing initiatives must be designed with livability and quality of life in mind. Moreover, these homes should foster a sense of community and togetherness. Shared spaces, such as communal gardens or courtyards, can serve as gathering points for residents, encouraging interaction and fostering neighborhood pride.

Here are some important items to consider when designing multi-family housing:

  • Understand the local zoning laws and building regulations.
  • How does the design fit within the surrounding neighbourhood.
  • How do we balance home ownership with rental demands?
  • What are some local amenities that are attractive to the home owners.
  • Creativity plays an important role in design to ensure maximum efficiency and livability.
  • Design common areas to foster a sense of community.
  • Consider the careful use of outdoor spaces to promote social interaction and sense of community.
  • How will the design accommodate people with accessibility?
  • Ensuring good use of natural light for the interior & exterior of spaces.
  • Incorporate technology to conserve energy and provide maximum efficiency..
  • How will the design balance project costs while ensuring everyone’s needs are met.
  • What about parking? With such limited land, how will we design the building to make sure everyone can park safely on the property.

Navigating Challenges

This type of housing is not without challenges. There are concerns about parking, increased traffic, and the potential strain on local infrastructure and more. At Hius we rise to these challenges through careful planning and efficient design. We believe in a collaborative approach that involves city planners, builders and designers to develop innovative solutions.

Looking Ahead

Bill 47 marks a pivotal moment in Vancouver’s housing evolution. As densification becomes a more common place in our city, the role of good design will be paramount in ensuring that these new places add a positive contribution to our neighborhoods. At Hius we’re excited about the possibilities of these new horizons. We are committed to creating spaces that not only meet the needs of today’s residents but also improve the future of our city.

We’re embracing these changes with a thoughtful, design-driven approach. Together we will shape a Vancouver that is inclusive, diverse and beautiful. The future of housing in our city is bright! Let us help guide you through this journey with our creativity and expertise.
